Help save Garret Mountain and the city of Clifton from overdevelopment.

522 Valley Rd

Project

     The site is located at 522 Valley Rd. The project involves demolition of the existing single family home to construct a complex consisting of 20 townhouse units within 3 separate buildings. The applicant seeks bulk variances, including building 4 story units. They seek approval to demolish the existing building and raze the property.

 

     Under the proposed plans, they will cut down hundreds of trees and take away what little we have left of Garret Mountain’s beautiful views. The project will deface the mountain. This can also create additional traffic, noise and light pollution, and increase the already growing issue of flooding. This is a quality-of-life issue for the residents of Clifton.

Updates

March 15, 2023:

Thank you to all of you who were able to attend the March 15th Board of Adjustment meeting.

Some of the statements of the Applicant's Engineer upon the neighbors' inquiries were:

  • 203 trees will be removed

  • Construction is estimated to take 2 years

  • There will be blasting of the bed rock and 66,000 cubic yards of soil will be removed

  • 2.07 acres of impermeable surface will be constructed in the lot

  • The highest retention wall will measure 39 feet

  • Only 3.3 acres of the 3.85 acres in the site are buildable land
